Overall, the place is boutique and fantastic. The apartment has surprisingly quiet and prime just off close to the many different activities in Hastings as well as the Phoenix Guest House for two nights.

I really enjoyed that apartment was beautiful and fantastic close to a theatre and a castle. The location close to The America Ground was excellent. And I easily visited restaurants and bars located close to the venue.

The apartment was boutique, I really enjoyed its excellent design. During the stay everything was really good and I got ironing as a compliment. I had property with great bathroom. The employees were very welcoming and amicable during the stay.

Lovely little room overlooking a garden, easy access on the ground floor. Clean and welcoming with attention to detail. Microwave and dinnerware available with recommended dining options. Free parking passes. Lovely Victorian property, recently renovated, with modern amenities and thoughtful touches. Separate couch and desk in the room was a pleasant surprise. Very clean room with comfortable bed and superb shower. Friendly staff and easy access to the town center. Many nice breakfast places nearby.
Strongly recommend this hotel.

We had an excellent stay at Phoenix Guest House. The rooms were spotless and had clearly recently been refurbished. Comfy bed and soft sheets. The owners are really friendly and helpful and gave us some great recommendations for places to visit, directions etc. The guesthouse is on a quiet street but is in very easy walking distance of the centre and seafront. The bathrooms were also squeaky clean and the shower was beautifully hot and powerful. We would definitely stay again.

This place is a boutique property with excellent features and great facilities, providing everything we needed for our stay, and the staff was attentive, always trying their best to answer all of our questions.

Very central for amenities, sea and seeing around Hastings and the surrounding towns. Our room was very comfortable, clean with tasteful decor. When we next return to the town a booking at the Phoenix will be our first port of call. Thoroughly recommended. :-)
